AbstrakAchieving financial sustainability in the education sector requires a structured approach to maintaining fiscal health, balancing institutional budgets, and ensuring the continuity of educational services without compromising the quality or independence of institutions. Conventional funding sources—such as tuition fees, government subsidies, philanthropic donations, and other financing schemes—are increasingly showing instability and inadequacy. In this context, productive waqf (endowments) emerge as a promising strategic alternative. Characterized by diversified and predictable income, waqf refers to the permanent allocation of wealth or assets for the public interest. Historically, waqf has taken the form of land, property, or financial instruments used to support education, religious activities, healthcare, and other social welfare programs. The demand for sustainability in higher education needs to be met through an integrated and systematic process that encourages knowledge acquisition, skills development, value formation, and behavioral conditioning. This process encompasses both formal educational practices—such as teaching, training, and research—and informal learning experiences . Tertiary education, including universities, polytechnics, institutes, and vocational education, plays a central role in the development of knowledge, critical and ethical reasoning, and creativity . In Indonesia, the higher education landscape is showing significant growth. According to data from the Ministry of Higher Education, Science, and Technology, there are approximately 4,004 higher education institutions, comprising 3,820 private universities and 184 public universities . This represents nearly 96% of higher education institutions managed by the private sector. However, many private universities face serious challenges such as financial instability, low enrollment, and inadequate supporting facilities. Waqf has historically been a key instrument in Islamic socio-economic development, providing financial support for public services such as education, healthcare, and religious infrastructure . Modern higher education institutions are currently facing increasing financial pressures due to reduced public funding, high operational costs, and uncertain revenue streams. This situation has prompted more paying attention in productive waqf as a sustainable financing mechanism. The productive waqf model emphasizes Sharia-compliant investment activities and generates income from waqf assets. Unlike traditional waqf practices, which often leave assets inactive, productive waqf utilizes cash, property, and commercial assets to generate sustainable income. The proceeds from these investments are then returned to the primary purpose of the waqf, particularly in education. Universitas Darussalam Gontor—a prominent waqf-based higher education institution in Indonesia—has successfully adopted and institutionalized a productive waqf model in recent years. This implementation has been realized through the establishment of several growing business units to support the university's financial independence. These business units are funded by the management of waqf assets and are under the umbrellas of the Darussalam Gontor Modern Islamic Boarding School, the founder and owner of Universitas Darussalam Gontor. This study aims to empirically examine the implementation of the productive waqf model at Universitas Darussalam Gontor by examining the dynamics of the establishment and management of productive business units. This study also seeks to identify its contribution to institutional sustainability, evaluate the challenges faced, and assess the model's potential as a financing strategy that can be replicated in other higher education sectors. This study is expected to contribute conceptual and practical insights to the discourse on education financing through innovative Islamic financial mechanisms.
